Every modification begins with an assessment of the existing structure before anything else is discussed. Load bearing elements, MEP routing, AC duct runs, and ceiling structure are all considered before a layout change or extension is scoped, costed, or approved by the relevant authority.
Nothing comes down before the work above and around it is understood. Community approvals, NOCs, and access requirements are managed before execution begins, so the scope that gets built is the scope that was agreed, without variations appearing once the walls are already open.
Room extensions and new rooms added to the villa
Maid's room, and family room additions
Kitchen extensions and enclosed dining areas
Living room extensions
Removing or relocating internal walls to open up layouts
Converting garages, storerooms, and underused spaces into extra space
An extension changes your villa’s footprint or structure, which means engineering drawings, a Dubai Municipality building permit, and a NOC from your developer or community. Some communities also regulate how far you can build toward your boundary and what the extension can look like from outside.
We handle this sequence in the correct order: assessment first, drawings and approvals second, construction third. It is slower than the contractors who “just start building.” It is also the only version that’s legal, sellable, and safe.
