Most villas were handed over with openings smaller than the room deserves. A window that cuts the view in half, a narrow door to the garden, or a wall that did not need to be there. We work to the maximum size and height your community permits so nothing permitted is left unrealised.
Going wider is structural work. A new beam carries the load across the span and pillars go in at the sides where the beam needs support. That is standard construction done properly, and it is the part that determines whether the opening performs the way it was intended to for years ahead.
Existing openings taken out to the maximum size and height your community permits
New beams and supporting pillars sized for the new span
Community approvals and NOCs
Windows and doors supplied and installed by our specialist partner
Full making good afterwards: plaster, paint, flooring and skirting around the opening
Changing an opening is structural work, and every community in Dubai treats it that way. It also changes how the villa looks from outside, so the community checks the size and the appearance against their own standards.
We prepare the drawings, submit for the NOC and deal with the community on your behalf, so the approval is in place before any cutting starts.
